Town of Truckee Announces Long-Term Rental Grant Program

It has been easier to purchase a home than to rent a home in Truckee for a long time. Even as buying has become even more challenging due to an extremely competitive market and high buyer demand, this remains as true now as ever. “Workforce” housing has long been a topic of concern in the North Tahoe and Truckee area. There are many projects underway to help alleviate the crunch and yet it still feels like that won’t be enough. The launch of a grant program for home-owners to convert their home to a long-term rental is part of the continued efforts of the Town of Truckee to meet the community’s needs for affordable housing.

Creating More Workforce Housing Opportunities

Town of Truckee’s Long-Term Rental Grant Program was launched on Oct 14, 2020 with the intention of opening up existing housing stock as long-term rentals for workforce housing. The grant offers many incentives to homeowners to either convert their home that they are short-term renting or not renting at all into a long-term rental. Homeowners will receive a $3000 grant as well as free tenant-matching services.

Who Qualifies As A Prospective Tenant

Qualification as a tenant is income-based. Households cannot make more than 120% of the median income in Nevada County. For a household of 2 that is the equivalent of $88,700 per year. “Households” can be related or unrelated, which means that if you are unmarried and live with a roommate you and your roommate can qualify as a household. Tenants also must work for an employer based in the Tahoe Truckee Unified School District boundaries. These parameters help to ensure that the program benefits those it intends to; the Tahoe Truckee “workforce”.

How It Works

Homeowners must commit to renting their home for a 12 month period to a qualifying tenant. Town of Truckee has partnered with Landing Locals, a Truckee based local-housing business, to facilitate the program. Landing Locals will help home-owners navigate the grant qualifying-process, match them with screened tenants, and help them secure qualifying tenants. Landing Locals will also help potential tenants through the qualifying process on that end.
